For my fellow foodies, I’ll be regularly spotlighting amazing restaurants and sharing a delicious cocktail recipe that I have personally taste tested and love. I won’t send these newsletters too often and truly NEVER want to fill your inbox with crap - my hope is to create a helpful and really fun resource.

Get your family together and start Thanksgiving Day with a lively run through the streets of Downtown L.A. The exciting Turkey Trot is returning for another year, offering 5k, 10k, and other enjoyable runs. Additionally, there is a cute Widdle Wobble specifically designed for young trotters aged 12 and under. Experience a historic route along Spring Street, known as the Wall Street of the West, where you will encounter remarkable landmarks like the Continental Building (the first skyscraper in LA) and the Walt Disney Concert Hall.
The Hollywood Christmas Parade is a must-see event in Los Angeles, just like the iconic Angelyne billboard on Sunset Boulevard. This parade has been around for nine decades and is known for its kitschy charm. It showcases floats, balloons, bands, equestrians, and even celebrities. The parade follows a U-shaped route, starting at Hollywood and Orange and ending at Sunset and Orange. If you want a guaranteed seat, you can buy reserved grandstand seats, and the proceeds will go to Toys for Tots. However, if you prefer to save some money, you can also find free curbside seating.
I believe there are 2 critical statistics to understand when looking at the state of the current real estate market. On the buyer demand side, the interest rates. And on the seller or supply side, the months of homes available for sale, or inventory.
So, on the buyer demand side, mortgage rates declined again this week, closing at 7.88%, down from 7.97%. Mortgage rates were in the 6's the 1st half of the year, in the 7's the last few months, are this last week they seemed to have moved out of the 8% trajectory.
Inventory continues at record lows for periods other than during the pandemic and has stayed close to the rates of 2021, and is down 17% from the same time last year. As I have often seen and often said, as long as inventory is low, prices cannot go down that much.
Locally, in Los Angeles, the market stayed at a 41 on the market action index, a slight seller's market, the 2nd week in a row after adjusting down from 42 last month.
What the hell does this mean? A few things. If you are looking to buy a home and live there for a while, real estate has always been a great long-term builder of wealth and there is nothing to suggest that is changing if you can afford the home. If you are able to afford a home and handle these interest rates for the next year or two, there’s a great opportunity to get into a home at a lower price, build equity instead of waiting, and also when rates go down and comps go up your home would ride the wave of higher value as well. There are also some pretty great programs to help get short term discounts on interest rates such as 2-1 Buydown if you’d like more information. If you want to move or downsize, it's still a good market to sell, but a bit more challenging than in the last few years. Finally, if you can find and afford a property that will give you cash flow, this is a great time to get solid cash flow and enjoy the tax benefits of real estate. This is a pretty birds-eye-view look at the market - if you ever want to have a zero pressure conversation about anything more specific, I’m always happy to chat!
