As we move through January, the Los Angeles real estate market is showing signs of stability. The median list price is currently $1,550,000, which indicates that prices have plateaued after a period of cooling late last year. One key metric to watch is the Market Action Index (MAI), which measures the balance between supply and demand in the market. This month, the MAI is at 35, down slightly from last month’s 37. This small drop suggests that the market is cooling a bit, but we are still firmly in a "Seller's Market" zone. This means sellers continue to have the upper hand, although the pace of activity has slowed.
On the inventory side, the number of homes for sale has decreased further, with just 1,361 homes available. Low inventory remains a critical factor in keeping the market tilted in favor of sellers, as there are fewer homes competing for buyers’ attention.

Currently, the market is in a holding pattern. Prices aren’t making big moves because of this balance between supply and demand. However, the direction of the Market Action Index will be key in determining what happens next. If the MAI begins to climb again, we can expect prices to start rising. Conversely, if it continues to decline or dips below the threshold that defines a seller’s market, we may see pressure for prices to come down.
For sellers, January’s low inventory makes it a great time to consider listing, as fewer homes on the market increase competition for your property. For buyers, while prices are stable, the slower pace of the market may give you more room to make thoughtful decisions.
